Limited agency

It’s more common than you think!
Limited agency occurs when our brokerage (Utah’s Wise Choice Real Estate) represents both the buyer and the seller in the same transaction. We can represent both sides for the same transaction. It can happen if we represent you (and the other buyer/seller), or another agent in the same brokerage represents a different buyer/seller.
It can sound very confusing, but we will always disclose this and help you understand how it might impact you either positively or negatively, depending on the situation.
In Utah, we are required by law to disclose this arrangement and obtain written consent from both parties before proceeding.
What it means for you:
- We remain neutral and cannot advocate exclusively for either party
- Both buyer and seller receive fair and honest representation
- All material facts are disclosed to both parties
- You have the right to seek independent representation at any time
